(AP) ? Phil Mickelson and Keegan Bradley helped stake the Americans to their biggest lead in the Ryder Cup in more than 30 years. Ian Poulter, eyes bulging and fists shaking with every clutch putt, at least gave Europe some big momentum over the final frantic hour Saturday at Medinah.

Right when it looked as if the Americans were a lock to win back the cup, Poulter birdied his last five holes to win a crucial point and keep everyone guessing. Steady chants of "USA! USA!" gave way to snappy serenades of "Ole, Ole" as both sides trudged to the team rooms in darkness to prepare for 12 singles matches on Sunday.

The Americans still had a big lead, 10-6. Europe at least had hope.

"The last two putts were massive," European captain Jose Maria Olazabal said after watching Poulter stay undefeated in this Ryder Cup by rolling in one last birdie putt from 12 feet. "That gives us a chance. It's been done before in the past. Tomorrow is a big day."

Only one team has ever rallied from four points behind on the final day ? the United States in that famous comeback at Brookline in 1999. Olazabal remembers it well. He was in the decisive match when Justin Leonard rolled in a 45-foot birdie putt on the 17th hole.

Is the Spaniard a big believer in fate?

"I believe momentum will come our way," Olazabal said. "Why not tomorrow?"

The final two matches Saturday were a showcase of what the Ryder Cup is all about ? one brilliant shot after another, birdies on every hole, suspense at every turn.

Luke Donald and Sergio Garcia were on the verge of blowing a 4-up lead to hard-charging Tiger Woods and Steve Stricker, hanging on when Donald matched two birdies with Woods, including a tee shot into the 17th that plopped down 2 feet from the cup.

Their 1-up win kept Woods winless for the first time in a Ryder Cup going into Sunday. Woods and Stricker lost all three of their matches, even though Woods made five birdies on the back nine for the second straight day.

Woods was thinking more of the big picture.

"Being up four is nice," he said. "We are in a great spot right now to win the cup."

Poulter and Rory McIlroy were 2 down with six holes to play against Jason Dufner and Zach Johnson when McIlroy made a 15-foot birdie putt on the 13th, and Poulter took it from there.

"We had to make birdies, and wow! Five in a row. It was awesome," Poulter said. "I've got the world No. 1 at my side, backing me up. It allowed me to hit some golf shots."

The crowd was still buzzing as it filed out of Medinah, and Poulter grinned.

"It's pretty fun, this Ryder Cup," said Poulter, who raised his career record to 11-3-0.

It's been plenty fun for the Americans, who for the first time have not lost any of the four sessions since the Ryder Cup switched to the current format in 1979. Mickelson and Bradley were flawless in foursomes, matching a Ryder Cup record for largest margin with a 7-and-6 win over Donald and Lee Westwood.

Mickelson and Bradley have been so dominant that they have yet to play the 18th hole in any of their three matches. They didn't play in the afternoon, part of the master plan by U.S. captain Davis Love III to make sure his players were fresh for Sunday. Love became the first U.S. captain since 1979 to make sure each of his players sat out at least one match before the final day.

Now, he finds out if it will work.

"We're not disappointed," Love said of the late rally by Europe. "We haven't lost a segment yet, and we're just going to try to keep that string going."

Despite the last two matches that swung momentum away from them, the Americans only have to look at their 10-6 lead ? their largest since it was 10?-5? in 1981 ? to realize how close they are to winning back that 17-inch gold trophy. They only need 14? points to win. That translates to four wins and a halve in the 12 singles matches, traditionally an American strength.

And they have built this lead without getting a single point from Woods, who has lost his last five matches with Stricker in two Ryder Cups and a Presidents Cup.

"I've played well the last two afternoons and didn't get a point," Woods said. "It's tough. Yesterday I made a bunch of birdies and today I made five on the back nine and it just wasn't enough."

His team has carried him along, though.

Bubba Watson and Webb Simpson rolled to a 5-and-4 win in the afternoon, while Dustin Johnson and Matt Kuchar won for the second straight time in fourballs in a tight match. It was tied going to the par-3 17th, a daunting shot from an elevated tee to a narrow green guarded by water. Johnson hit 8-iron to 20 feet and poured in the birdie putt, setting off the loudest cheer of a raucous week outside Chicago. They halved the 18th for a 1-up win.

"Probably the loudest roar I've ever heard," Johnson said. "In that situation, probably one of the best putts I've ever made."

The Americans had a 5-3 lead to start the day, and it was critical for the Europeans to make inroads. Instead, they saw more American red on the scoreboards and heard endless cheers erupt from all corners of Medinah.

Leading the way was Bradley, the rock star of this Ryder Cup who was so fired up that he came out to the first tee well before his match to ask for noise. In alternate shot, the most difficult format, Bradley and Mickelson had six birdies in 10 holes, and their 7-and-6 win tied the Ryder Cup record last matched in 1991.

Jim Furyk and Brandt Snedeker atoned for a Friday loss by beating McIlroy and Graeme McDowell in 18 holes, and the Americans took an 8-4 lead to the afternoon. All the momentum was on their side. The crowd felt it, and so did the players from both teams.

"It was hard ? very hard ? to ignore the red on the board," McDowell said. "It's hard to ignore the noise that's been made around the golf course. There's blood in the water. They're up for it."

That's what made those last two matches so critical.

Woods did not play Saturday morning, the first time he's ever been at the Ryder Cup in uniform without a tee time, and he didn't contribute much in falling so far behind. But he turned it around on the back nine, pointing to the cup when a birdie putt fell, screaming orders at his tee shot as the ball was in the air, looking like he was on the verge of a big comeback. Donald and Garcia, who had yet to win a point, made sure that didn't happen.

"That was big," Donald said. "Having these matches turn our way has really given the European side a lift that we needed. It's given us a heartbeat for tomorrow."

Poulter and McIlroy came up big in so many ways. The Americans had won every match at Medinah when leading on the back nine until the final match. McIlroy made his sliding birdie putt from 15 feet on the 13th hole, and Poulter did the rest.

"Poults gets that look in his eye ? especially the week of the Ryder Cup ? and it's really impressive," McIlroy said.

The Europeans now hope to take a page from the Americans when they staged the great comeback of 1999. The Americans had Ben Crenshaw, wagging his finger and saying, "I'm a big believer in fate." The Europeans have Olazabal, a proud Spaniard and teammate of the late Seve Ballesteros. This is the first Ryder Cup since his death from a brain tumor in May 2011, and the Europeans are expected to be dressed in navy blue, the color Ballesteros favored, on Sunday.

"It's always possible," Paul Lawrie said. "Until it's impossible to do it, then you fight on, certainly for Jos? Mar?a this week. No one is going to be giving up."

it's supposed to be low-cost. if you're looking for all that, wait for the high end 9.7" model next year. most obvious thing

So if it is low-cost? It is the same interface as the iPhone, the iPod touch and the iPad isn't that a little overkill for a interface that has been mostly the same for some years now? iOS is dated IMO.

If they put an A6 processor and "retina" screen in this, it could very well become the first real touch gaming console - the size is just right.
Anyway, a smashing hit is on the way for Apple, but it will take a lot of buyers off the big brother - hardly anyone on the market for a new tablet will buy both ipad versions

I was one of those people who thought that taking a picture with a tablet was utterly stupid. But when you do it yourself, you get to see the advantages, one being that you can see the picture right away on a large high res screen the new ipad has. Especially that the new ipad's screen represents all colors faithfully and virtually perfectly. Editing the photo right away is a good thing as well. Hope the screen of this iPad mini would be as great as the one on the new iPad. I might consider selling mine for a smaller version and give my Nexus 7 to my small brother. Though I wouldnt really see the point because I also put my Nexus 7 on a small bag, the same bag I am placing my iPad. Playing games on the new iPad's screen is just a joy too.

Roseanne Barr on why she?s running for president: Americans ?don?t dig? our corrupt government

By Jonathan Terbush
Saturday, September 29, 2012 18:58 EDT

?

Actress Roseannae Barr explained in an interview Friday with Current TV?s Cenk Uygur?that she?s still pursuing a low-profile presidential campaign because the government and both parties are bought and paid for by corporate interests, and that average Americans, ?don?t dig that.?

Saying that her biggest issue was, ?peace in the world,? Barr, who is running on the Peace and Freedom Party ticket,?attacked the political status quo a, ?duopolistic fundraising machine of the prison/military industrial complex.? In particular, she slammed the privatization of civic institutions and questioned the ?use of prison labor to boost the economy, claiming that 90% of house paint is manufactured by inmates.

?We?re exporting war, and we?re also using prison labor as our manufacturing base,? Barr said.

?They?re talking about privatizing prisons and stuff like that, well, you know I?m the legalization candidate because a lot of the people who are going to jail to make this paint are teenage working class kids and a lot of them are people of color,? she said. ?I just don?t think thats? the kind of country we want.?

Yet those problems persist because, she said, candidates from both parties are beholden to the wealthy donors who finance their campaigns, and not to the American people.

?Nobody in our country is really behind any of this, privatizing prisons and schools or any of this other stuff you get when the highest office and all of your government is for sale to the highest bidder,? she said. ?We don?t dig that.?

As for why she?s opposing Obama, Barr said her candidacy would push him in the right direction on some issues where they had disagreements.

?If I were in OBama?s positon, I would do some different things,? she said. ?And so I?m kind of running so that I can offer Obama other ideas,? she said.

Barr sought the Green Party nomination earlier this year, though the party instead picked Jill Stein to represent them in November.

Is Your Ductwork Leaking Air? - Cabrillo Plumbing Heating and ...

Your HVAC system works hard to heat and cool your home, so you want to make sure that the air it conditions is distributed properly throughout your house. Unfortunately, cracks and disconnections in ductwork can create serious comfort and efficiency problems in your home. In fact, the EPA says that the typical home loses 20 percent of the air that travels through its ductwork. If you have leaky ducts in your home, duct sealing is the perfect solution.

What is duct sealing?

As its name suggests, duct sealing is the act of sealing up any spots in your ductwork that are allowing air in or out. While sealing the ducts in your home, a technician will:

  • Inspect all of your ducts and look for cracks or loose connections
  • Seal any holes or cracks with a mastic tape or sealant
  • Reconnect and tighten any loose or disconnected ducts
  • Tighten the connections between ducts and your registers and grills

How will your home benefit from duct sealing?

Having your ducts sealed has more benefits than you might expect. First and foremost, it increases the energy efficiency of your home because your HVAC system doesn?t have to make up for the conditioned air that?s otherwise lost in your ducts. Along with increased efficiency, your HVAC system will be able to more effectively heat and cool your home when its ducts are tightly sealed.

Duct sealing can also make for a safer indoor environment. From an indoor air quality standpoint, duct sealing prevents airborne contaminants from entering your ducts and being distributed throughout your home. Sealed ducts also prevent combustion gasses from gas-burning appliances from escaping their normal ventilation route and getting back into your home?s air.

If you have any questions about duct sealing, or if you?d like an HVAC system serviced or installed in your home, contact Cabrillo your San Francisco plumbing, heating and cooling company.

AngelList Wings Is A Handy App For Searching AngelList On Your iPhone

angellist-wingsIf you're a heavy user of the startup community that is AngelList, there's a useful little application that you should know about. The under-the-radar iOS app called "AngelList Wings" is a native app for browsing, searching, following and reading about the startups, founders and investors on AngelList. The app uses the AngelList API, allowing you to track your AngelList news feed, in order to see who has updated their status, invested, followed a company and more. It also lets you tap on each item to view more details and tweet to your favorite companies right from within the app. While the app's current focus is only on AngelList, the developer tells us the eventual plan is to expand AngelList Wings' focus to become more of a resource for the startup community as a whole. He plans to do this by incorporating other APIs, including TechCrunch's own CrunchBase API, for example, into the app's interface.

Ex-analyst at unit of Cohen's SAC Capital admits insider trading

NEW YORK (Reuters) - A former analyst at a division of SAC Capital, the hedge fund founded by Steven Cohen, on Friday pleaded guilty to charges of insider trading and agreed to cooperate with U.S. prosecutors in an investigation of what they say was a $62 million scheme.

Technology sector analyst Jon Horvath, at a plea proceeding in federal court in Manhattan, said he obtained non-public information on earnings of Dell Inc in August 2008 and Nvidia Corp in May 2009 that he then shared with his manager.

Horvath, who worked at Sigma Capital in New York, a unit of SAC Capital, from 2006 to 2011, did not identify the manager by name.

Horvath, 42, told U.S. District Judge Richard Sullivan that he obtained Dell and Nvidia secrets from employees of the companies before public announcements of their earnings.

"In each instance I gave the information to the portfolio manager I worked for and we executed trades based on that information," Horvath said.

The case against Horvath and several others was announced in January, part of federal prosecutors' biggest crackdown on Wall Street insider trading in a generation. Scores of traders, hedge fund managers, lawyers and consultants have been convicted in the past four years.

Reuters reported in January that Horvath's supervisor was Michael Steinberg, a long-time top trader with the hedge fund. Steinberg has not been charged and he has not been identified in court papers in the case.

Steinberg's lawyer, Barry Berke, declined to comment.

A spokesman for SAC Capital said in a statement that until Horvath's guilty plea, "we gave him the benefit of the presumption of innocence."

It said the firm is "disappointed and angered" that he broke the law and SAC's policies forbidding insider trading.

SAC, with $14 billion in assets under management, is known for delivering double-digit returns over decades. Neither Cohen nor the fund have been accused of any wrong-doing.

Horvath pleaded guilty to one charge of conspiracy and two charges of securities fraud. As part of the plea, he signed a cooperation agreement that requires him to provide "truthful information and assistance" to the government, Sullivan said.

The charges carry a maximum possible sentence of 25 years. Sullivan scheduled a tentative sentencing date of March 31.

Horvath's lawyer, Steven Peikin, declined to comment after Friday's plea proceeding.

Horvath had previously pleaded not guilty to the charges and had been scheduled to go on trial on October 29. Two former hedge fund portfolio managers charged in the same case have pleaded not guilty and are awaiting trial.

The case is US v. Todd Newman et al, U.S. District Court for the Southern District of New York, No. 12-00121.

PST: Could Sounders' jerseys bring in even bigger bucks?

The Seattle Sounders are hands down ? sorry Portland and everywhere else ? the success story of Major League Soccer as a young league. They lead the league in attendance and in-stadium passion (if, perhaps, not passion per person).

And they had one of the first major jersey sponsors (xBox), which leads us inextricably to today?s topic: The deal runs out at the end of the 2013 season, and majority owner Joe Roth doesn?t sound too optimistic about resigning with the Microsoft. In fact, he sounds downright negative about the prospect.

A block quote to get us started:

?They?ve just had a very unimaginative conversation over the course of the past year. They see things differently than we do. ?They?ve been great partners, and I wish they?d stay on. I wish they would see it the same way that we do? If it was close, we would have caved like an accordion. I came to believe after a long series of negotiations that they weren?t interested.?

And that?s fine. xBox is allowed to make business decisions, as are the Sounders. But it will be interesting to see how much the club can command on the open market. The Galaxy lead MLS at $4.4 million per season. The Sounders will be looking to get more than that for their shirts.

And here?s hoping they do so because this is more than just a Sounders issue. The relative success or failure of Seattle to sign a new sponsor for multiple millions will be felt league-wide. Television ratings are improving, but not quickly enough to drive huge new deals with the networks. One way to make up for that lack of cash is to sign jersey sponsors for increasing amounts of money. (It?s a drop in the bucket compared to a massive television contract, but a $5 million-plus-sized drop ain?t too shabby, you know?)

The bottom line: Other teams will be watching the Sounders closely to see how the negotiations go, hoping for dollar signs and lots of them.

Key part of old mystery in generating muscle mass solved

ScienceDaily (Sep. 27, 2012) ? Working with mice, Johns Hopkins researchers have solved a key part of a muscle regeneration mystery plaguing scientists for years, adding strong support to the theory that muscle mass can be built without a complete, fully functional supply of muscle stem cells.

"This is good news for those with muscular dystrophy and other muscle wasting disorders that involve diminished stem cell function," says Se-Jin Lee, M.D., Ph.D., lead author of a report on the research in the August issue of the Proceedings of the National Academy of Sciences, and professor of molecular biology and genetics at the Johns Hopkins University School of Medicine.

Muscle stem cells, known as satellite cells, reside next to muscle fibers and are usually dormant in adult mammals, including humans. After exercise or injury, they are stimulated to divide and fuse, either with themselves or with nearby muscle fibers, to increase or replace muscle mass. In muscle wasting disorders, like muscular dystrophy, muscle degeneration initially activates satellite cells to regenerate lost tissue, but eventually the renewal cycle is exhausted and the balance tips in favor of degeneration, the researchers explain.

Muscle maintenance and growth under healthy, non-injury conditions have been more of a mystery, including the role of myostatin, a protein secreted from muscle cells to stop muscle growth. Blocking myostatin function in normal mice causes them to bulk up by 25 to 50 percent. What is not known is which cells receive and react to the myostatin signal. Current suspects include satellite cells and muscle cells themselves.

In this latest study, researchers used three approaches to figure out whether satellite cells are required for myostatin activity. They first looked at specially bred mice with severe defects in either satellite cell function or number. When they used drugs or genetic engineering to block myostatin function in both types of mice, muscle mass still increased significantly compared to that seen in mice with normal satellite cell function, suggesting that myostatin is able to act, at least partially, without full satellite cell function.

Second, the researchers guessed that if myostatin directly inhibits the growth of satellite cells, their numbers should increase in the absence of myostatin. The researchers marked the satellite cells with a permanent dye and then blocked myostatin activity with a drug. Mouse muscle mass increased significantly as expected, but the satellite cells did not increase in number, nor were they found fusing with muscle fibers at a higher rate. According to Lee, these results strongly suggest that myostatin does not suppress satellite cell proliferation.

Third, to further confirm their theory that myostatin acts primarily through muscle cells and not satellite cells, the team engineered mice with muscle cells lacking a protein receptor that binds to myostatin. If satellite cells harbor most of the myostatin receptors, removal of receptors in muscle cells should not alter myostatin activity, and should result in muscles of normal girth. Instead, what the researchers saw was a moderate, but statistically significant, increase in muscle mass. The evidence once again, they said, suggested that muscle cells are themselves important receivers of myostatin signals.

Lee notes that, since the results give no evidence that satellite cells are of primary importance to the myostatin pathway, even patients with low muscle mass due to compromised satellite cell function may be able to rebuild some of their muscle tone through drug therapy that blocks myostatin activity.

"Everybody loses muscle mass as they age, and the most popular explanation is that this occurs as a result of satellite cell loss. If you block the myostatin pathway, can you increase muscle mass, mobility and independence for our aging population?" asks Lee. "Our results in mice suggest that, indeed, this strategy may be a way to get around the satellite cell problem."

Lucrative Video Content Marketing

video content marketing

video content marketing

Video content marketing is something that is never going to go away. Did you know that 80% of the whole United states that makes use of the internet views at the very least a single on-line video per month? That translates to 2 billion video views each day.

Bottom line: for those who have not but added video content marketing to your on the internet arsenal you?re missing out because video is right here to stay along with a excellent video usually converts far greater than a basic text presentation.

Making video is also very affordable. All you?ll need to acquire started nowadays is actually a intelligent telephone, cheap flip camera, or perhaps a straightforward screen capture plan and it is possible to immediately produce a great video within minutes. It is possible to even choose up free video editing software that may add titles, captions and callouts.

Even though it?s cheap to create your videos, make sure they are of greatest quality.

You happen to know that YouTube is full of crappy videos. And possibly 1/100 videos are worth their weight in salt. If you want your business to become seen attempt to present it inside the finest light!

It truly is essential to begin with all the end in mind prior to you begin a video content marketing campaign. What do you would like the video to achieve? What action do you wish the viewer to create after watching the video?

Plan your work and work your plan. Treat your video content marketing efforts specifically like every other top-dollar marketing campaign. Know exactly what you would like to achieve and why and in what time frame.

You wouldn?t post just 1 blog comment on your web site and you cannot just make a single video.

Most businesses when left to their very own devices get their videos wrong. They are not like mini Tv advertising opportunities. With all those millions of videos on YouTube newcomers are up against a huge level of competitors.

Entertain and lead with value and you could get a whole lot more exposure and sales in the long run than the competition who is focusing on sales and branding.

You may have heard concerning the Old Spice video fiasco? They ran a series of incredibly well-liked videos and then? they stopped. Loyal fans had been left saying WTF?

As soon as you start a viral campaign don?t let your plans go to waste. Hold your viewers interest and hold them engaged with fresh content.

Creating an ongoing dialogue with viewers is far a lot more critical than attempting to figure out the best way to make one video go viral. All that does is get you 15 minutes of fame.

By regularly generating excellent, informative and valuable videos you can build an growing fan base over time, just like developing a blog. The moment you?ve established an excellent reputation for developing very good videos, the fans will take over. They?ll be eager to share the contents socially.

Plan a Video Marketing Campaign

A good concept is always to plan your video marketing campaign in the beginning. Pull out a folder and label it ?Video Content Marketing? and choose at the very least six months worth of video posts. Try not to neglect on delivering useful content, and do not forget to come original!

You are able to constantly make a central character and script out his lifestory. This functions effectively as it is hooks the distinct videos with each other via a series of cliff hangers. The moment people turn into identified with the character they?ll tune in to determine what occurs next, just like on television.

Yet another great concept is always to make a funny video or two displaying what takes place to people who neglect to use your services. You can even dress-up and act!

Okay, large brands have very paid people who conceptualize, write and generate their company?s videos. Sometimes that works, but far more frequently than not it doesn?t, and it is a large expense.

Come up with new and fresh concepts that you just might have never ever thought of.

The aim is always to construct a loyal following by being creative and consistent in your video content marketing efforts.

South Sudan-Sudan agree on 9 issues but not border

(AP) ? The leaders of Sudan and South Sudan have reached nine agreements but did not work out the issues surrounding the contested Abyei region or the demarcation of their shared border.

South Sudan President Salva Kiir said the two countries would sign a "protocol of collaboration" on Thursday.

Atif Kiir, a South Sudan spokesman, said late Wednesday that Sudan President Omar al-Bashir and Kiir agreed on economic issues and a buffer zone between their borders to allow oil exports.

Kiir said that oil exports ? which South Sudan shut down earlier this year ? would resume and that only "technical work" remains.

South Sudan broke free from Sudan in July, 2011 in a referendum that has put an end to one of the region's deadliest and longest conflicts.

How To Put Together Effective Personal Development Strategies ...

You can change your life forever and for the better when you change the way you think, this is the start when it comes to personal development. This article provides helpful tips to get you focused on your self improvement, while improving your life and how you live it.

TIP! Ultimate happiness may lie in assuming a manageable amount of risk. A lot of people find themselves stuck in their comfort zone, because they do not dare take risks and fear rejection.

To grow over the years, you have to have a great attitude. Living life under the burden of bad or negative attitudes will continue to hold you back, and in fact, will undo all your personal improvement efforts. Focus on the positive things in life and how they can help you reach your personal goals.

Start giving other people compliments. If you are kind to other people, you will be kind to yourself.

TIP! Create an emergency fund. It is not good to pile up credit card bills when an unexpected emergency pops up.

Stress is what often brings down happiness. When we are stressed out, it harms us mentally and physically. To start thinking clearly and reaching for calm, purposeful goals, destroy your mind?s stress. Have some time every day when you can relax and meditate in solitude. This refreshing time can improve your self-image and peace.

Many people often have goals that are too broad, when they are trying to grow through self improvement. Try to set a goal that is specific. If you define your goal clearly, it will be easier to achieve it.

TIP! Do you feel like you drink too much alcohol? The harmful ingredients in cigarettes can cause COPD, cancer and a huge list of other diseases. Your body is what you live in every day and therefore consideration for its well being should be a priority.

It?s possible to teach yourself how you can deal with difficult situations without becoming too emotional. Learning ways to maintain your composure when stressed will help boost your self-esteem, and help you triumph under any circumstance. Rhythmic deep breathing will help you regain control and remain self-assured.

It is impossible for you to properly care for the ones you love, unless you take care of yourself first. No matter how much progress you have made in your personal development, always make resting and restoring yourself a top priority.

TIP! Stop worrying. When you worry, you are imagining a horrible situation for yourself that has not yet come to pass, and probably never will.

Always be in a position to take note of any ideas you may have, no matter what your location. Carry a journal or diary with you, everywhere you go. Write down your thoughts in detail, and be sure to put it into action.

Don?t overexert yourself physically when you are trying to achieve your goal. You should always put forth your best effort, but you also need to stay within your limits. You should take care of yourself when you are working towards a goal. Trying to achieve a goal at the expense of your body?s well being is hurting your personal development.

TIP! Declaring lowliness is a crucial step in advancing in personal development. The more humble you are, realizing that there is room for growth, the more willing you are to gain knowledge.

Always aim to keep self-discipline a priority as you work on bettering yourself. Learn to maintain control over your thoughts and actions. Conquer desires of the flesh, such as, overeating, lust, greed and drunkenness. However, if you control yourself, these negative desires won?t affect your mental and physical health the way they have done in the past.

There is a great coach behind every champion. It is important to surround yourself with a positive mentor and coach. Everyone is supposed to help show the way to others. It can be difficult, if not downright impossible, for people to reach their goals without the advice and wisdom of experts. Everyone needs a great coach or teacher in their life.

TIP! Improving your life is closely tied to willpower, and a lot can be said for the karma you develop along the way. You should only want the best to happen for others.

Identify the biggest obstacle that is preventing you from succeeding. Sometimes, this can be a difficult job for you to see on your own. Once you can pinpoint your own weaknesses, it is easier to accept them, act on them, and change them. If you are successful in moving obstacles out of your way, you may find that your life?s path is easier to navigate.

One way to improve yourself is to discover and emphasize your strengths, while minimizing your weaknesses. Determine what is important to you. Value the things you love the most and make them very important.

TIP! When you feel anger start to boil over, stop before you react and count to ten. Take a deep breath and think of a peaceful place.

Now you have been given an opportunity to consider several ways to change your negative thinking habits, and work on any character flaws preventing you from living your life to it?s fullest potential. Using these easy tips can help you get started with your personal development, and how to change yourself and your life for the better

Discover The Commercial Real Estate Techniques Of The Pros | Eric ...

Unless you have a clear idea of where to begin, locating and purchasing a prime commercial property may seem almost impossible. Do some research on your own to learn about the commercial real estate market in your area.

Know that there are many different kinds of brokers when it comes to commercial real estate. For example, full service brokers will work with landlords and tenants, while other brokers only represent tenants. If you are a tenant, you may be much better off by using a broker who only works with tenants as they have a lot more experience with successful tenant representation.

Dual Agency

TIP! When you?re shopping multiple properties, prepare a checklist to make the task easier. Collect responses from everyone that offers one, but inform the property owners before you do anything else.

If you are thinking about hiring any real estate professional, read over all their disclosures. Look for any disclosures regarding dual agency. If so, the agent will represent both sides. Dual agency occurs when the landlord and the tenant hire the same agent. You and the other party should both agree if dual agency is to be okay.

Before making a commitment, you should request tours of any potential properties. You can even take a contractor with you to provide expert advice. Put forth your initial proposals, then open the table for negotiations. Judge the counteroffers prior to making a decision either way.

Meet with your tax adviser prior to making a purchase. A good tax adviser can let you know what percentage of the income will be taxable, and exactly how much the building will cost you. By taking your adviser?s advice, you may be able to find a location where the taxes are less.

TIP! Be mindful of the fact that all pieces of property have specific lifetimes. Ignorance may be bliss at first, but avoiding this fact could mean you lose a lot of money toward property upkeep, wiping out any savings you might have gotten from the initial purchase.

You have to purchase a real estate appraisal yourself before you can qualify for a commercial loan. There is a good chance that the bank may not validate it otherwise. So, to ensure that things are done properly, order the document yourself.

Websites with abundant real estate investment information are worthwhile references for novices and experienced investors. No one can ever honestly claim that they know too much.

Take note that commercial transactions take more time, they are complex and they take more involvement than home purchases are. If you want things made easier, you might want to change what you?re getting yourself into. But, you should realize that the nature of such deals is critical to maximizing the profit potential of a prospective property.

TIP! A large commercial property may be a better buy than a smaller one. If you are considering purchasing a building with 5 apartments, understand that you could manage one with 50 apartments just as easily.

This is necessary in order to confirm that the terms reflect the rent roll as well as the property?s documentation. Unless you carefully go over these terms, it is possible that you will have to go through additional paperwork and transactions.

Use your blog to establish an expert reputation. This can, in turn, increase the exposure of the property you are selling or leasing.

Hazardous Waste

TIP! Watch for motivated sellers. You want to make sure you find the ones that are highly motivated, especially any who are very eager to make money by selling below market value.

The seller is required to disclose any information they know regarding any possible environmental hazards. One big concern is hazardous waste on your property. Regardless of whether the previous owner did what she was supposed to do, once you buy the property you?re responsible for following hazardous waste and other environmental regulations. You may have to make expensive repairs to resolve an environmental problem.

You should establish your presence online before entering the market. You should really consider making a LinkedIn profile or something similar as well as create a website. Optimize your website for search engines so that you can get a good rank high on the results page. The goal is that people can find out who you are by simply punching in your name in a search engine.

Find out how the company you are working with measures their progress. Find out how they figure out your space requirements, their important selection criteria of the property, strategy in negotiations and other things that will matter in your transaction. Understanding where they stand in regards to these things before you sign with this company will be a wise decision.

TIP! If you are renting out your property, be sure that they are always occupied. If you have any open spaces, then you are losing money.

Hopefully, the article you have just read provides you with many helpful tips and useful advice for your purchase or sale in commercial real estate. Use the advice you learned here to stay as informed as

New billboard warns of Rx drug abuse - Wane.com

FORT WAYNE, Ind. (WANE) - State leaders are hoping a new billboard will surprise motorists around Fort Wayne.? The billboard says "every 25 minutes someone dies from a prescription drug overdoes in the U.S."? The billboard is expected to be up by the end of September.

Indiana Attorney General Greg Zoeller announced the billboard this week.? According to his office, the billboard will be displayed along the side of U.S. 24, east of S.R. 930.? The billboard will be displayed in other Indiana cities across the state as well.

"Prescription drug overdoses and the non-prescription use of medication is an epidemic that continues o have a stronghold in our communities, Zoeller, who heads a newly created Prescription Drug Abuse Task Force, said in a press release this week.? "It's critical everyone work together to break away from this trend.? I believe any solutions will require a comprehensive approach that includes education, training, treatment, tracking and enforcement."

The task force is made up of state leaders, along with police and health officials.? It's designed to create rules and regulations to stop prescription drug abuse.

"Any time you can get out there and that type of stuff to the public, make them more aware of the problem, that's a great thing," Steve Ribolla, a group supervisor at the Drug Enforcement Administration's Fort Wayne office, said about the idea of using a billboard to get the message out.? "It's very similar to the meth ads that are out their on television now."

Zoeller told NewsChannel 15 the billboard gives Hoosiers a wake-up call.

According to Dr. Deb McMahan, the director of the Fort Wayne-Allen County Department of Health, there were 29 deaths caused by a drug overdose in Allen County during 2011.? She added 25 of those were caused by multiple drugs or prescription drugs.

McMahan explained the problem began in the 1990s.? During that time, patients were complaining of pain, and the medical community was being asked to help patients cope with it.? From there, doctors began prescribing more pain medications.

"The number of prescriptions being written for pain medications is just really increasing," McMahan, who plans to be a part of the task force, said.? "As that happens, so is the abuse."

As the task force looks at ways to reduce abuse and misuse, McMahan shared her ideas on how to curb the problem.

"We need to develop a community standard for prescribing medications," she said.? "Including the types of meds we prescribe, and the number of pills you're given."

Zoeller also said some patients are given too much medication.

"Over prescribing comes from the regular family physician," he said.? Zoeller recognized some patients have an overwhelming amount of pain, but in some cases, patients do not need as much pain relief.? "You get a tooth ache, and they prescribe 50 oxycodone.? They over prescribe what ends up being in your medicine cabinet, so the first thing we have to do is ratchet down."

That leftover medicine is what law enforcement looks for.

The announcement of the new billboards comes on the heels of "Wake Up to Medicine Abuse Week," which began Sunday and runs through Saturday.? This national effort encourages parents to take action by, first, educating their children about the dangers of abusing prescription medicines, and second, safely disposing of unused medications.

Hoosiers can safely turn-in unwanted medication Saturday during National Prescription Drug Take-Back Day from 10 a.m. to 2 p.m. at the Indiana State Police post in Fort Wayne."

A similar event took place in April.? On that day, 276 tons of medication.? During the last four nationwide events, a 775 tons were collected and destroyed.

Seek the Advice from a Legal Professional | Tech Savvy Momma

by Blake on September 24, 2012

Oftentimes, the abilities of a knowledgeable personal injury lawyer ? or perhaps the chance for an insurance provider that this kind of attorney might offer ? are well worth the cost you need to pay for that attorney to handle your case. You might need a legal professional as a result of complicated lawful protocols associated with your specific claim, or simply because the seriousness of your accidental injuries may result in your compensation to differ significantly from the usual ? or perhaps because an insurance provider declines to negotiate an issue in good faith.

If you were seriously hurt in a vehicle accident, then you might have the capacity to recoup damage claims. Keep in mind you should consider legal counsel from a good Personal Injury Lawyers Fort Lauderdale at the earliest opportunity following your accident to successfully obtain the reimbursement you are entitled to.

The sum of your accident settlement is generally based on how serious your personal injuries were. As well as the extremity of the damages is calculated by the cost of your hospital bills, the kind of injuries you?ve got, along with the stretch of time it requires to be able to recuperate. As the number of your possible reimbursement raises, the variety within which that settlement might show up gets expansive. When this happens, it could be well worth the cost to get a legal representative to take care of your claim and ensure you get compensation at the maximum end of the range. Aside from that, you don?t only require a personal injury lawyer who performs exceptionally well in personal injury regulations. You also need somebody who entirely comprehends the legal system of your area.

One easy way to get an attorney is to check with your associates, family, or some other attorneys for recommendations ? and then talk to the prospects. Or seek advice from a legal professional you have confidence in. Unless you recognize any lawyers, inquire your friends and family for names of lawyers they rely on. You must be aware in this particular context that lawyers typically get ?referral fees? whenever they send personal injury claims to other attorneys or law offices. The quantity of this fee could be substantial. This provides the lawyer an inducement to recommend you to the best personal injury attorney ? however, if this idea makes you uneasy, you should not be reluctant to find out if the attorney recommending your situation is expecting a referral fee.

Michael Schumacher faces ten-place grid penalty for hitting Jean ...

Michael Schumacher faces ten-place grid penalty for hitting Jean-Eric Vergne ? Formula 1 news

Mercedes driver Michael Schumacher has been hit by a ten-place grid penalty for hitting Jean-Eric Vergne of Toro Rosso at the back in the 2012 Singapore Grand Prix.

Schumacher smashed Vergne from behind at turn 14 in the preceding race held at Marina Bay Street Circuit which unfortunately resulted in the retirement of both the drivers.

It will be important to mention that it is not the first time in the ongoing season when the veteran German driver has hit a car in the rear as he collided into Bruno Senna of Williams in the Spanish GP for which he received a five-place grid penalty.

Therefore, this time, the race stewards have given the seven-time world champion a ten-place grid penalty instead of five-place because it is his second accident of the season.

The record championship holder said that he is feeling very sorry for the causing the crash and expressed that he apologised to the French driver straight away.

"It was obviously a very unfortunate ending to my race this evening when I ran into the car of Vergne who accepted my apology straight afterwards," Schumacher said.

In addition, he said that he is not sure what happened with his car, however, he said that he tried his best to slower his car for the turn and pushed the brakes which didn?t work properly and eventually he hit the Frenchman.

Besides, he said he is feeling quite upset over the incident as he was aiming to score some reasonable points in the previous race with his updated car.

"I am not totally sure why it happened like this; I was braking but the deceleration was not as strong as it usually would be, and I could not avoid running into the car in front of me. We have to find out what has happened. Up until then, I think it would have been possible to get some points this evening," he added.

Nonetheless, he asserted that he is positively looking forward to perform well in the forthcoming races and is targeting to secure a good position in this year?s championship fight.

College Capitalizes on Technology

The Technological Evolution of the College Curriculum

School is back in session. College students across the nation are back to hitting the books, though perhaps not so literally anymore. As our culture has become increasingly computer-based over the last several decades, so too have college courses. Not only are college students using computers for their learning, but also computers have become their learning. Colleges and universities big and small are incorporating computer-related courses into their curriculum. Whether they cover the basics of computing or how technology can be used for entertainment and entrepreneurship, classes that were nonexistent 20 years ago are now flooding college campuses. Given the depth of this field, which often translates into ample job opportunities, it?s no wonder that more college students are trading English and biology for social media and video games. Below is a small sampling of the courses you can now find among the curriculum offered at many colleges and universities:

College Courses of the Future

  1. The Beauty and Joy of Computing
(University of California, Berkeley). The name says it all. In this class, college students study both the history of computing and how it impacts society. They also receive hands-on programming learning.
  1. Technology Entrepreneurship (Carnegie Mellon University).
For many, digital technology is all about the Benjamins, and for good reason. Many tech-based businesses have become wild successes, which is why colleges now offer courses teaching students how to identify entrepreneurial opportunities and capitalize on them.
  1. Social Media & Virtual Communities (Emory University Goizueta Business School).
What business doesn?t have a Facebook page or Twitter account nowadays? This course educates college students on how to effectively utilize social media branding within their business marketing strategies.
  1. Level Design & Development for Video Games (University of Southern California).
As this class demonstrates, college really can be all fun and games. Students learn both how to create a compelling storyline for this virtual platform and how to construct the mechanics for it.
  1. Making Digital Holograms (University of New South Wales).
Remember how crazy everyone went when Tupac made an appearance at last spring?s Coachella festival? Well, now you too can bring deceased celebrities back to life by taking this course, which instructs students on how to create 3D images.

Are you taking any college courses that were not existant 20 years ago? 10 years ago? If so please comment and share your experiences.
