New horse scare: 55,000 tons of meat recalled Europe-wide by Dutch authorities

Employees at Willy Selten Meat Wholesale in Oss, Netherlands, work on Feb. 15 after Dutch officials raided the factory believed to be mixing horse and beef and selling it as pure beef. On Wednesday, the Dutch government ordered it and another company to withdraw 55,000 tons of meat from the market.

By Gilbert Kreijger and Thomas Escritt, Reuters

AMSTERDAM -- Dutch food safety authorities have ordered the Europe-wide withdrawal of 55,000 tons of beef from sale over concerns that it might contain horse.

The Netherlands Food and Consumer Product Safety Authority said in a statement on Wednesday it had told more than 130 Dutch processing firms to trace the meat, all of which had come from two Dutch wholesalers, and withdraw it.

The wholesalers involved were Wiljo Import and Export and Willy Selten Meat Wholesale.

"It might contain traces of horse meat, but we don't know for certain at the moment if this is the case," said a spokeswoman for the authority.

Inspectors examining Willy Selten's records had found that the origin of the meat it supplied was unclear, the authority said.

The authority said that meant it was impossible to confirm that slaughterhouses had been acting according to procedure. It said it did not know where the meat had ended up, but it could have been used in frozen products.

"The buyers have probably already processed the meat and sold it on," it said in a statement.

"They, in turn, are obliged to inform their own customers."

About 370 companies in other European countries have bought the meat, and the Dutch food authority has warned foreign counterparts about the recall via a European rapid alert system, it said.

It said there was no immediate suggestion of any danger to human health.

In January, tests in Ireland revealed that some beef products contained horse, triggering recalls of ready-made meals in several countries and damaging confidence in Europe's vast and complex food industry.

Ericsson to buy Microsoft's TV software unit

(AP) ? Ericsson, the Swedish maker of telecommunications equipment, has agreed to buy Microsoft's Mediaroom business, which makes the software that powers AT&T's U-Verse TV service, the companies said Monday.

Neither company said how much Ericsson is paying.

Mediaroom gives phone companies a way to provide cable-like TV services over phone lines. It's used in 22 million set-top boxes in 11 million households, Microsoft said. U-Verse accounts for about 4.5 million of those homes. It's also used by Deutsche Telekom of Germany and by Telus Communications of Canada.

Microsoft Corp., which is based in Redmond, Wash., said it's focusing its resources on making its Xbox service a delivery vehicle for entertainment to game consoles, phones, PCs and tablets.

Ericsson said the Mediaroom business complements its portfolio of TV products. The business employs more than 400 people and is based in Mountain View, Calif.

U.S. says door still open on Iran nuclear talks but not forever

By Arshad Mohammed

ISTANBUL (Reuters) - Secretary of State John Kerry said on Sunday world powers would pursue further talks with Iran to resolve a decade-old dispute over its nuclear program, but stressed the process could not go on forever.

World powers and Iran failed again to bridge the gap at weekend talks in Kazakhstan, prolonging a stand-off that could yet spiral into a new Middle East war. No new talks were scheduled between Iran and the six powers.

"This is not an interminable process," said Kerry after arriving in Istanbul on Sunday on the first leg of a 10-day trip to the Middle East, Europe and Asia.

He said President Barack Obama was committed to continuing the diplomatic process despite what he called the complicating factor of an Iranian presidential election in June.

"Diplomacy is a painful task ... and a task for the patient," Kerry told a news conference.

Israeli Strategic Affairs Minister Yuval Steinitz urged the powers on Sunday to set a deadline of weeks for military action to persuade Iran to halt its nuclear enrichment activity.

Steinitz, who is close to Prime Minister Benjamin Netanyahu, told Army Radio action should be taken within "a few weeks, a month" if Iran did not stop its sensitive nuclear program, which Israel sees as a potential threat to its existence.

Western powers suspect Iran is trying to develop the means to produce nuclear weapons behind the guise of a declared civilian atomic energy program. Iran denies the accusation.

Tehran accuses Israel of threatening peace in the region and refuses to recognize the Jewish state, which is widely believed to harbor the Middle East's only nuclear arsenal.

European Union foreign policy chief Catherine Ashton, who represents the United States, Russia, China, France, Britain and Germany in talks with Iran, said the two sides failed to resolve key differences during the two-day talks in Almaty.

"... It is important to continue to talk and to try to find common ground," Kerry said. "So we hope that out of Almaty will come a narrowing of some of the differences. We remain open and hopeful that a diplomatic solution can be found."

The six powers want the Islamic Republic to suspend its higher-grade uranium enrichment work in return for modest relief from international sanctions, an offer Iran did not accept.

Some diplomats and experts have said Iran's June presidential election has raised uncertainty in the West over the Islamic Republic's strategy for nuclear diplomacy.

"Obviously there is an election and that complicates the choices with respect to the politics of Iran, and we are aware of that," Kerry said.

"But we will continue. The president (Obama) has determined to continue to pursue the diplomatic channel ... We remain open and hopeful that a diplomatic solution can be found."

Red Epic Dragon sensor updates start tomorrow for $8,500

Red to start performing Epic Dragon sensor updates tomorrow at its NAB booth

Red has announced that Dragon sensor updates will start tomorrow for Epic-M and Epic-X owners and, interestingly, is letting owners (and the public) see the operation for themselves at its NAB booth. The new sensor will bring 6K resolution, 120 fps at 5K and 15+ stops of dynamic range in a slightly larger format, according to Red. Early adopters will be able to pre-order now for $8,500, while Epic owners who wait until Thursday or later will be able to grab the update for $9,500. Filmmakers hoping for a new Epic-M with the Dragon instead of the Mysterium-X sensor will be able to pre-order tomorrow for $29,000 or so. Meanwhile, there's good news for those with the more budget-minded Scarlet -- they'll be able to upgrade to the Epic directly or get a 6k Dragon sensor and ASICs, with pricing details coming tomorrow and pre-orders launching on Thursday. Red may have a tough row to hoe with recent NAB news from the likes of BlackMagic Design and Vision Systems, but how many companies will actually let you watch your camera get operated on? Check the source for more.

Death toll in Egypt's sectarian clashes rises to 2

CAIRO (AP) ? The death toll in clashes between Muslims and Christians in Cairo has risen to two, health and security officials said Monday. Another 89 were injured in the clashes outside Cairo's main Coptic cathedral, which brought Egypt's growing religious tension to the seat of the church's pope.

The clashes broke out following the funeral of four Christians killed in sectarian violence the day before. A Muslim was also killed in that violence in Khosoos, a town just north of Cairo. The two incidents together constitute the country's deadliest sectarian violence in months.

Witnesses say that the fighting escalated out of a street brawl that broke out when Coptic activists tried to stop traffic to stage an anti-government march. A mob, described by witnesses as residents of the area, pelted them with rocks and firebombs and fired birdshot, forcing them back inside the complex. At first, few police were present.

By the time police arrived in larger numbers, the church itself had become the scene of violence, between Christians barricaded inside and the mob outside, with the two sides exchanging rocks and firebombs.

Police fired tear gas, and gas canisters landing inside church grounds caused a panic among women and children. People outside the church cheered. Some firebombs thrown from near the church landed at a nearby gas station, while witnesses said some in the church lobbed firebombs at the crowd outside.

Health Ministry official Khaled el-Khateib said that the identity of the second fatality was not immediately known. A security official said the death occurred during the clashes at the cathedral. The first fatality was Christian.

Clashes between angry Coptic Christian residents and police also erupted late Sunday outside the local church in the town of Khosoos, leaving at least 12 people and one police officer injured.

During the funeral service, mourners chanted against Islamist President Mohammed Morsi, calling on him to step down. Morsi condemned the violence, saying he considered any attack on the cathedral as an attack against him personally. He ordered an immediate investigation into the violence. Police said they have arrested four implicated in the violence, but didn't provide details.

Many of the Coptic Christians who took cover in the cathedral blamed the police for failing to protect them or stop the attacks on the church, citing little deployment outside the church at a politically charged funeral. They also blame the police for lobbing tear gas inside the cathedral. The pope was not in the cathedral at the time of the siege, which lasted into the late hours of Sunday.

The U.S. Embassy in Egypt said in a statement Monday said it welcomed Morsi's promise to conduct a full and transparent investigation and conveyed condolences to the victims of the violence.

"It is the responsibility of the state to protect all of its citizens," the statement said.

The violence outside the Cathedral coincided with the visit of the European Union's head of foreign policy, Catherine Ashton, to Egypt. In a statement issued late Sunday, Ashton said she was "extremely worried" about the clashes outside the cathedral.

"On hearing the news I immediately contacted the Presidency, strongly urging restraint and for the security forces to control the situation. I understand the President has spoken with the Head of the Coptic Church and has condemned the violence. My thoughts are with the victims and their families," she said.

The violence drew sharp criticism from the opposition, which has already been critical of Morsi's management of Egypt's transition.

The National Salvation Front, the umbrella group that brings together a number of Egypt's liberal and largely secular opposition, said in a statement Monday that Morsi and the police bear the responsibility for the clashes, demanding an investigation into what it said were attempts to "ignite sedition."

The Muslim Brotherhood's political party, the Freedom and Justice Party from which Morsi hails, also blamed "dubious" attempts by unnamed parties to broaden instability in Egypt by igniting sectarian violence and spreading chaos.

Coptic Christians make up about 10 percent of Egypt's estimated 84 million people. Copts have complained for decades that the Christian minority suffers from discrimination, and recurrent localized violence over issues of building houses of worship or inter-religious love stories that ignite Muslim-Christian tension.

But attacks against Christians have increased since the ouster two years ago of autocrat Hosni Mubarak, including more attacks on houses of worships and at times brief evacuations of a whole population of Christians from their villages. Christians have also increasingly worried about their freedom of worship and belief with Islamists increasingly empowered in Egypt's politics.

How three Ontario school friends grew up to become Islamist terrorists in North Africa

The distressed family of Ali Medlej explained the unexpected death of their son by saying he was killed in a car accident. The truth, as they ? and the world ? now knows, is more ghastly and perplexing: The young London man died perpetrating January?s terrorist attack on an Algerian gas plant.
The violent end of Ali Medlej, along with Xristos Katsiroubas, his chum from school whom he helped convert to Islam, came not in a car, but in the North African desert in an attack that left 37 hostages dead, most of them incinerated in an explosion that likely also purposely killed the Canadian attackers.
That was their startling end.
Now everyone, even those close to the young men, wonder where their dark odyssey began.
J.P. Moczulski for National PostJ.P. Moczulski for National PostThe home of Wassim Medlej (Sam Medley), father of terrorist Ali Medlej, in London, Ont.
While the geography is somewhat clear ? from London to Edmonton to Morocco, Mauritania, Mali and, ultimately, to the ill-fated gas plant in In Amenas, Algeria ? it is the psychological journey, from suburban rascals to jihadi commandos, that leaves friends befuddled.
The men, along with Aaron Yoon, who was convicted in Mauritania last year of membership in a terrorist group, were all part of a larger group of friends, mostly Muslim, at London South Collegiate Institute, a high school in the southwestern Ontario city.
The boys emerged from adolescence immersed in twin obsessions with Islam and hip-hop music.
And if those influences offer a cultural contrast, the lives of the three men portray a similar duality, said family, many friends and former schoolmates, some of whom were close to one or more of the men since kindergarten.
J.P. Moczulski for National PostJ.P. Moczulski for National PostThe used car lot owned by Wassim Medlej (Sam Medley), father of terrorist Ali Medlej, in London, Ont.
Ali, with most of those in his clique, for instance, devoutly attended prayers but also, while in Grade 12, got into trouble for taking a fake gun to a neighbouring school to settle a dispute with a student there, friends said. And although dying in a bloody al-Qaeda attack, in Grade 9, he once mocked the Taliban.
Xristos, in turn, was a late convert to Islam after being raised in a Greek-Canadian Orthodox Christian home and, with the zeal of a new convert, announced he was to be called Mustafa.
?Xris [prounounced Chris] was a much more serious Muslim than Ali,? said Justin VanderTuin, 24, who was on the high school football team with Ali. ?Ali certainly was not. He was a kid who drank and smoked, but I never saw Xris with any of those things.?
And Aaron, a Korean-Canadian Catholic who also converted in his teens, under influence from Ali, shunned schoolwork and reading but ended up studying the Koran and Arabic at an Islamic centre in North Africa.
I was surprised when I read about Aaron studying Islamic texts ? Aaron, study?
?I was surprised when I read about Aaron studying Islamic texts ? Aaron, study?? said a former classmate at Cartier Public School. ?He could never even remember when Confederation was.?
The circumstances of these young men ? who were in many ways ordinary and in others extraordinary ? do not make for a clean portrait to be drawn; just as it makes it more important for investigators, and the community, to understand what went wrong.
At the well-maintained, single-storey home of the Medlej family in a residential neighbourhood of southeast London, a distressed woman declined to speak to a reporter. At the used car lot owned by Ali?s father, Wassim Medlej, who goes by the Anglicized name Sam Medley, a sign hangs in the window saying he would be back in 30 minutes, but he has not been seen for days, said those living and working nearby.
A motion-sensor detects anyone approaching the door and triggers a loud, recorded message: ?You are trespassing.? The family wants privacy.
Although Ali Medlej died in January, their grief is raw; the family was only notified last week by the RCMP that their son?s remains were identified at the scene of the Algeria bombing.
CP / Metro News London CP / Metro News London The exterior of London South Collegiate Institute in London, Ont.
A family acquaintance said they explained their grief and shock by saying Ali had died in a car accident. Ali?s sister, who is a local star soccer player, recently lamented to friends how much she missed her brother.
Originally from Beirut, Lebanon, the Medlej family is not well known in the community, said a Lebanese woman arriving for prayer at the London Muslim Youth Association this week.
?I?ve been around here for 30 years and I?ve never heard of them, except now in the news,? she said.
But former classmates remember Ali.
He was known as dynamic, loud, often funny but also remembered for slamming his fist into a locker in frustration and for being physically intimidating.
Mark Spowart / The Canadian PressMark Spowart / The Canadian PressThe Islamic Centre of Southwest Ontario is shown in London, Ont.
One classmate recalls Ali acting out a scene from Shakespeare?s Romeo and Juliet in Grade 10 English and turning it into a mock fight to the amusement of the students, although the teacher was unimpressed.
When the class wrote their literacy test, Ali couldn?t be bothered to read the instructions and just wrote an unrelated essay on gangsta rapper Tupac Shakur.
Several students described Ali as a bully ? one calling him a ?wannabe thug.?
Dave Chidley / The Canadian PressDave Chidley / The Canadian PressXristos Katsiroubas in a 2006 yearbook photo from South Collegiate Institute in London, Ontario.
?He was definitely a bully in the sense that if he thought you were weak, he didn?t respect you,? said Mr. VanderTuin.
But Devon Abrahams, 24, remembers Ali interceding when a classmate was being picked on in 2006.
?Ali stopped him,? Mr. Abrahams said. ?Ali was a good guy, stood up for a friend of mine, got high marks in school but hid it from his peers.?
Several classmates said Ali was smart but liked to hide it.
?He could be kind of an ass sometimes,? said Osrenko Jovic, a Western University business graduate now running his own company. ?It depends who he was with. It depends which crowd it was.
?I just don?t know what the hell happened, to be honest,? he said. ?When we all left high school, that?s when he started to change.?
Xristos Katsiroubas? religious roots are clear from his given name, which is the Greek word for Christ. He converted to Islam about 2004 and shunned his name, introducing himself as Mustafa.
?I think his mom was concerned about the people he was hanging out with, namely my group of friends, but they weren?t radicals, just troublemakers I guess,? said a man who was best friends with him since elementary school. Like some people interviewed, he did not want his name published and associated with terrorism.
?I think he started going to the mosque because he was close with Ali. I think after a little while he felt at home there.
?It was a thing for a lot of my friends to go to the mosque together. I think Xris just went along one time and eventually decided he liked it.?
GEOFF ROBINS for National PostGEOFF ROBINS for National PostAaron Yoon, Xris Katsiroubas and Ali Medlej were friends from South Secondary School in London, Ont.
The group, however, showed little ambition about the future. That, more than the group?s growing interest in Islam, became a wedge between himself and his friends.
?I wanted to move on to bigger and better things and they weren?t interested in doing much with their life,? he said.
The conversion of Aaron Yoon, now 24, came as a surprise to his family, but seemed to bring him a measure of calm, his brother said. He planned to attend a London Catholic high school, although he eventually linked up with Ali and Xristos at South Collegiate.
He was an indifferent student with a propensity for silliness, said a former elementary school classmate.
GEOFF ROBINS for National PostGEOFF ROBINS for National PostAaron Yoon in the 2005-2006 South Secondary School yearbook in London, Ontario.
His conversion, however, seemed to ignite his academic curiosity.
The three, despite the diverse backgrounds, were part of a clique dominated by Muslim students of Middle Eastern descent, part of a subtle racial division at the school, a classmate said.
?They had their own little group. I was more at the side of the school with all the skaters and jocks. All the ?inter-racial people? were at the front of the school ? that?s where they hung out.?
Mr. Jovic said of Aaron: ?He was always smiling, always a nice guy. Apparently he started changing as well after high school.?
The end of high school did not move the boys into higher education.
Instead, they embraced their religion more publicly: Ali started wearing traditional Islamic garb after high school and Xristos started growing a beard.
In 2007, they moved to Edmonton in search of work, but ended up in trouble there, the CBC reported.
Their landlady ended up evicting them from a rented condominium for causing damage, including breaking windows and punching holes in doors. Even worse, court records indicate they and another friend from London were convicted of stealing groceries in March, 2007. (London police currently have an arrest warrant for that friend, Benjamin Thomas, 24, for failing to comply with conditions for a shoplifting conviction in the Ontario city.)
?Ali was insistent that we rent them a place because they were in a bind. I kind of felt like helping them,? CBC quoted their landlady as saying.

Afterward, they travelled to Morocco and made their way to Mauritania. At least one of them, Aaron, pursued studies there and investigators suspect the others may have found their way to an Islamic school or centre that facilitated their entry into a jihadist group.
Aaron went in 2010 to study the Koran and Arabic, his brother said. He was reunited with Ali and Xristos in Morocco, he said.
Aaron lost contact with his two friends in 2011 when he was arrested in Mauritania for involvement in a terrorist group.
However they were attracted to North Africa and however they financed the trip, it was a journey from which Ali and Xristos would not return.
J.P. Moczulski for National PostJ.P. Moczulski for National PostThe Islamic library possibly frequented by terrorist Ali Medlej, in London, Ont. on April 4, 2013.
Jean-Luc Marret, a senior fellow at the Fondation pour la Recherche Strat?gique, a Paris-based public policy think tank, said some Islamic schools in the area serve as recruiting grounds for armed Islamist factions, but the process is informal.
?What you call a madrassa can be a very mainstream organization, but with one individual inside doing radical proselytism,? he said. ?You need to have the chance to meet someone, then convince him about your motivation without being monitored by the police.?
Recruits might arrive with an introduction from someone trusted who vouches for them. It would not be unusual for armed groups in the region to welcome foreign recruits, he said.
The region?s most powerful armed faction, Al Qaeda in the Islamic Maghreb, had been trying to internationalize recruitment.
A key question for the RCMP is whether someone facilitated their connection to that school. If so, was that person in Canada or elsewhere? And did these young men go to study and only then get drawn into armed conflict, or did they go there with the intent of joining the fighting?
AP Photo/Algerie TV via Assiaciated Press TVAP Photo/Algerie TV via Assiaciated Press TVIn this image taken from Algerian TV broadcast on Sunday Jan. 20 2013, showing what it said was the aftermath of the hostage crisis at the remote Ain Amenas gas facility in Algeria.
The group behind the attack in Algeria was led by the Algerian terrorist Mokhtar Belmokhtar, who had allegedly split with the AQIM and formed his own militia, The Signatories in Blood. They allegedly trained in Mali and then travelled east, skirting the borders of Mali and Niger before crossing into Algeria from Libya.
The attack began on Jan. 16 when 32 gunmen stormed the In Amenas gas plant and began executing some of the 800 hostages. Witnesses recalled seeing a blond-haired, blue-eyed attacker who spoke perfect English ? a description that fits neither Ali or Xristos.
While the majority of hostages were freed, 37 foreign workers and a local were killed, as well as all but three of the terrorists.
After Algeria?s prime minister identified the attackers as Algerian, Tunisian, Egyptian, Malian, Nigerien, Mauritanian and Canadian, the RCMP dispatched its Disaster Victim Identification team, the same unit that helps identify bodies after natural disasters.
By late March, the RCMP had identified two of the bodies at the siege site as Ali and Xristos.
Testing is continuing to determine whether any of the other attackers were Canadians.

Judge deals blow to high-tech workers' lawsuit

(AP) ? A federal judge on Friday struck down an effort to form a class action lawsuit to go after Apple, Google and five other technology companies for allegedly forming an illegal cartel to tamp down workers' wages and prevent the loss of their best engineers during a multiyear conspiracy broken up by government regulators.

U.S. District Judge Lucy Koh in San Jose, Calif., issued a ruling Friday concluding that the companies' alleged collusion may have affected workers in too many different ways to justify lumping the individual claims together. She denied the request to certify workers' lawsuits as a class action and collectively seek damages on behalf of tens of thousands of employees.

The allegations will be more difficult to pursue if they can't be united in a single lawsuit. Koh, though, will allow the workers' lawyers to submit additional evidence that they have been collecting to persuade her that the lawsuit still merits class certification.

"Plaintiffs appreciate the court's thorough consideration of the evidence and are prepared to address the court's concerns fully in a renewed motion," employee attorney Kelly Dermody wrote in a Friday email.

Apple Inc., Google Inc. and the other companies targeted in the lawsuit have been vigorously fighting the allegations. More is at stake than potentially paying out significant damages to more than 100,000 workers. If the lawsuit proceeds, it could also expose secret discussions among prominent technology executives who entered into a "gentlemen's agreement" not to poach employees working at their respective companies.

The case, filed in San Jose federal court, already has disclosed emails raising questions about the tactics of Apple's former CEO, the late Steve Jobs, and Google's former CEO, Eric Schmidt. Other sensitive information has so far been redacted in various court documents, including parts of Koh's 53-page ruling, but more dirty laundry could be aired if the lawsuit proceeds.

The lawsuit is trying to hold the companies accountable for an alleged scheme that cheated employees by artificially suppressing the demand for their services. The complaint hinges on the contention that the workers would have gotten raises either from their current employers or at other jobs if an anti-poaching provision hadn't been imposed. In most instances, the recruiting restrictions were in place from March 2005 through December 2009, according to the lawsuit.

Besides Apple and Google, the lawsuit is aimed at computer chip maker Intel Corp., software makers Intuit Inc. and Adobe Systems Inc., and film makers Pixar and LucasFilm, both of which are now owned by Walt Disney Co.

With the exception of LucasFilm, all the companies being sued settled similar allegations of an anti-poaching conspiracy with the U.S. Justice Department in 2010. The government opened its investigation in 2009 after finding evidence that the companies had reached behind-the-scenes agreements not to recruit each other's employees without permission. Apple, Google and the other companies lifted their poaching prohibitions without acknowledging any wrongdoing, as part of their settlement with the Justice Department.

Documents filed in the lawsuit indicated executives knew they were behaving badly. Both Schmidt and Intel CEO Paul Otellini indicated that they were worried about the anti-recruiting agreements being discovered, according to declarations cited in Koh's ruling. Nevertheless, Schmidt still fired a Google recruiter who riled Jobs by contacting an Apple employee, according to evidence submitted in the case.

Sometimes, workers who applied for a vacant position of their own volition were turned away if they were employed by one of the companies already adhering to the recruiting restrictions.

In her ruling, Koh said there's evidence that some of the employees working at the companies named in the lawsuit probably didn't earn as much money as they would have in a completely free market.

"The sustained personal efforts by the corporations' own chief executives...to monitor and enforce these agreements indicate that the agreements may have had broad effects on (their) employees," she wrote.

The problem with the lawsuit, Koh said, is that the circumstances for each employee differ too widely to qualify as a class action.

The Engadget Interview: Tesla's Elon Musk promises more Superchargers, better service, cheaper EVs that don't suck

"It doesn't help to have a car that's cheap, but that sucks." This isn't the sort of direct language that you typically hear from a CEO these days, but this is exactly the kind of material you can expect from Tesla co-founder and CEO Elon Musk. Over the course of our conversation, Musk (who earlier co-founded PayPal and who also heads up SpaceX) went on the record calling journalists who didn't understand the benefits of leases "dumbasses" and pledged that use of the company's Supercharger stations will always, forever and ever, be free. Candid responses such as these are not new for Mr. Musk, having certainly caused some turmoil in the past, and they do make for quite an interesting interview. Join us as we explore why the cheapest Model S was scrapped and we ask just when we can expect the fabled, and truly affordable, third-generation Tesla.

Commercial Real Estate Advice That Puts You Bank Account At ...

TIP! Commercial loans require a higher down payment than your typical residential loan. Shopping for the best lending rates and looking at many investments is the surest way to find a property that matches your goals and budget, which makes obtaining the loan needed much more likely.

When thinking of a commercial real estate investment, it is wise to decide exactly what kind of commercial property is best for your investment. You could wind up losing your shirt if you don?t invest wisely. Keep reading for tips to help you make informed decisions in your commercial investments.

TIP! Conduct tours of potential properties. It?s a good idea to hire a building contractor to come with you and do on-the-spot inspections of properties you are considering.

Think larger when you?re thinking about two commercial properties that are viable. Acquiring enough money to finance a 10 or 20 unit apartment complex can be huge undertaking. This just reflects the general advantage of buying anything in bulk; when you buy a property with more units, you get a lower average price for each one.

TIP! Identify any necessary improvements before you sign on a new space. It could be something simple, such as paining walls, rearranging appliances or furniture or hanging things.

Find out how any firm you have under consideration defines success. Ask them how they estimate your needed space, what criteria they use to vet potential properties and how they intend to get you the best price. It is important to know these answers before you engage them to work for you.

TIP! Consult with your tax adviser prior to purchasing any property. Such an expert can inform you of what a building will cost you, and the tax impact of your income from a property.

Make sure you understand how much space is really available. It is common for commercial properties to be described in terms of usable square feet in which an enterprise would actually operate, or in terms of total square feet, which encompasses walls and non-usable area. Know how many square feet for both, so that you can can make the process run smoothly.

Pro Forma

TIP! There are many tax benefits available for commercial investors. Investors typically receive interest deductions in addition to depreciation benefits.

The key terms will include the pro forma and the rent roll. If you don?t do this verification, you won?t notice any term not considered by the rent roll, and the pro forma could be changed.

TIP! The Internet contains a lot of information for those interested in investing in real estate, whether they be experienced investors or novices. It is always best to work with as much information as possible, so take the time to absorb everything you can when working with commercial real estate.

Your first step is to find financing. Loan products and commercial lenders are different than that of home loans. They can be better for you as a borrower. Commercial loans have larger down payments, but you may avoid any personal blame if it?s a bad deal, and the bank won?t mind as much about you borrowing money for the down payment from friends and family.

TIP! Those who invest in commercial real estate should be aware that higher-than-usual inflation can wreck and otherwise-good investment. In the past, many leases had built-in clauses that made adjustments according to the Consumer Price Index, which protected signers from inflation.

It is necessary that you have financial statements for yourself and for your business handy if you want to finance a commercial real estate property. Without proof of your and your business? financial stability, most banks will be hesitant to lend to you.

TIP! Before you begin your search for the perfect commercial property, have a clear picture of your needs. You should write down the features you are looking for, such as size or settings.

Whether you are buying or selling, don?t shy away from negotiation. Protect your interests by standing up for yourself regardless of who is on the other side of the table. Negotiate a fair price rather than accepting one that is too high or too low.

TIP! You should take numerous, high-quality photographs of the property. Make sure your pictures clearly show any damage or defects, including carpet stains, holes in the walls or discoloration of plumbing and counter tops.

Create an online presence for your company before you start investing. You can start a new website, or utilize social media websites such as LinkedIn and Facebook to create profiles. Look into search engine optimization so that your website will rank higher in internet searches. You want people to find the information you provide just by searching your name.

TIP! When having your real estate inspected (as you should), always ask for the qualifications of the inspectors. Many people in certain fields are not accredited, including pest and insect removal services.

There are many factors to consider as you view available properties. For example, you should take note of statistics regarding local employers, workforce availability and the accessibility of skilled labor. Properties located near major employers, like hospitals, schools or distribution centers, are often more in demand at every price range.

TIP! Make sure you partner with a reputable attorney before tackling commercial real estate financing. If something does not go correctly in your real estate deals, you are going to need the right person working for you in order to keep your name clean and unblemished.

Address any environmental issues or hazards before you sign the final purchase paperwork. Hazardous waste on the property is a large area of concern. As a property owner, it is your responsibility to handle these issues, regardless of their origin.

TIP! As you view prospective commercial properties, it pays to think on a larger scale. You may only have planned to buy a five-unit building, but managing 10 or even 50 units will not be any harder.

Be careful to choose commercial properties that are solidly and simply constructed if you plan to use them as rental properties. Tenants will be attracted to these spots because they are maintained well. Such buildings also usually need fewer repairs, which is an advantage for the tenants, as well as the landlord.

TIP! Keep an eye out for motivated sellers. Finding them should be your goal, particularly the ones most ready to offer you a below market deal.

Closely check the surrounding environment of your property. It?s up to you to clean up any damage or environmental waste associated with your property. Are you thinking about buying property in a flood-prone area? Take the time go think things over before taking action. Call some agencies that assess the enviornment and find out what is up with the area your property is in.

Real Estate

TIP! Assemble a group of financial backers consisting of fellow professionals, family members, friends, and colleagues. In this way, you will always have someone to turn to when you are in need of financial support.

When dealing in commercial real estate, it is important to stay patient and calm. Do not be hasty about making a investment decision. If the property turns out to be wrong for you, you will regret your decision. It may take more than a year to get the right investment in the real estate market.

TIP! When purchasing commercial real estate, always keep your goals in mind. Are you going to use it to run your business, or are you going to lease it? As you prepare to seek out a new commercial property, you should first set very specific goals and requirements.

You should try to purchase property which has a significant number of units. The more units that are in your building, the more money you will get from renters. Some buyers won?t even consider properties that contain fewer than ten units, because they believe that more units means more income to be made.

TIP! Initially, your investment will take up a great deal of your time. It can take a little time to find a property worth purchasing, and you also may have to make necessary repairs.

Ensure that the amount of money you want for your commercial property makes sense, given local market conditions. There are a lot of factors that determine the value of the lot.

TIP! Don?t feel scared to investigate your broker?s personality! For example, ask them what they consider to be success, and what constitutes failure. You need to know how they will measure results.

Always include emergency maintenance on your list of need to know things. Inquire with your landlord about who handles the emergency repairs in the space you rent. Keep the phone numbers in a convenient place, and know how long it will take them to respond if needed. In case a maintenance emergency should happen, you can use the information provided to lay out an emergency business and customer service plan to save your company?s reputation in case your business is interrupted.

Commercial Real Estate

TIP! One way to do this is to use the internet. Either send out a monthly commercial real estate newsletter, or be active on social media related to commercial real estate.

As you can see from these tips, a successful purchase of commercial property is definitely possible. The qualities you need to do well in commercial real estate are skill, research and a good dose of luck. Of course, not everyone who enters the commercial real estate market will strike it big, but if you do your homework and adhere to the advice of this article, you have a pretty good shot.

Learning all you can is the best way to have financial markets news success. For real success, you need real knowledge. Use the information presented here to help you make an informed choice about financial markets news.

NKorea aggression could strengthen US-China bond

WASHINGTON (AP) ? North Korea?s latest outburst of nuclear and military threats has given the U.S. a rare opportunity to build bridges with China ? a potential silver lining to the simmering crisis that could revitalize the Obama administration?s flagging policy pivot to Asia.

The architect of the administration?s Asia policy described a subtle change in Chinese thinking as a result of Pyongyang?s recent nuclear tests, rocket launches and abandonment of the armistice that ended the 1950-53 war with South Korea.

Pyongyang has taken similar actions in the past, prompting Washington to step up military readiness in the region to soothe allies South Korea and Japan. But in an unusual rebuke this week, Beijing called North Korea?s moves ??regrettable?? ? amounting to a slap from Pyongyang?s strongest economic and diplomatic supporter.

??They, I think, recognize that the actions that North Korea has taken in recent months and years are in fact antithetical to their own national security interests,?? former Assistant Secretary of State Kurt Campbell told a panel Thursday at the Johns Hopkins School of Advanced International Studies.

??There is a subtle shift in Chinese foreign policy?? toward North Korea, said Campbell, who retired in February as the administration?s top diplomat in East Asia and the Pacific region. ??I don?t think that provocative path can be lost on Pyongyang. ... I think that they have succeeded in undermining trust and confidence in Beijing.??

State Department spokeswoman Victoria Nuland described ??good unity?? between the U.S. and China in responding to North Korea.

??The issue here is to continue to recognize that the threats we share are common, and the approaches are more likely to be more effective if we can work well together,?? she told reporters Thursday.

For now, the crisis has given new rise to the White House?s decision to bolster U.S. economic and security in the region that for years was sidelined as a priority by war and terrorism in the Middle East and North Africa.

Much of the policy has centered on China ? both in strengthening diplomatic ties and economic trade. But China is an unreliable American ally and has been suspicious about the U.S. entreaty, which it sees as economic competition on its own turf.

Now, North Korea?s threats have focused China and the U.S. on a regional security threat instead of an economic rivalry.

??Part of the pivot is to also take a more active interest in the security issues in Asia,?? Sen. Ben Cardin, D-Md., who chairs a committee overseeing East Asia, said in an interview this week. ??And clearly, North Korea is the most difficult country and one that represents security issues for the countries in Asia, as well as indirectly affects U.S. interests.??

??With North Korea making these noises, it will require the U.S. to deal with security issues in Asia,?? Cardin said.

North Korea has ratcheted up an almost daily string of threats toward the U.S., South Korea and Japan and moved a missile with ??considerable range?? to its east coast, South Korea?s defense minister said Thursday. But he emphasized that the missile was not capable of reaching the United States, and officials in Seoul and Washington agree there are no signs that Pyongyang is preparing for a full-scale conflict.

Last year, North Korea launched two long-range rockets ? it claims they were satellites but were widely believed to be missiles ? and in February announced it conducted an underground nuclear test. A month later, the country declared its 1953 armistice with South Korea void. And this week, Pyongyang said it would restart a shuttered nuclear reactor and ramp up production of atomic weapons material, and began turning away South Korean workers from jointly run factories in the North.

Much of the bellicosity is seen as an effort to shore up loyalty among citizens and the military for North Korea?s young leader, Kim Jong Un. But U.S. and U.N. sanctions against Pyongyang after the February nuclear test fueled tensions and began the unusually high level of threats.

It?s also a response to annual U.S.-South Korean military drills that ? intentional or not ? antagonize the North. The ongoing drills have shown a conspicuous display of firepower, including flying American bombers and fighter jets in recent weeks over South Korea and off the Korean peninsula?s coast, where a U.S. missile-defense ship also has been deployed.

North Korea?s military issued a statement saying its troops have been authorized to counter U.S. ??aggression?? with ??powerful practical military counteractions,?? including nuclear weapons. Experts doubt Pyongyang is able to launch nuclear-tipped missiles, although the extent of its nuclear arsenal is unclear.Continued...

COMMENTARY:

The real estate market rebounded in 2012 and the positive momentum has continued through the first quarter of 2013.? The statistics above support improvement from last year.

There are a few factors that have helped us get off to a good start this year here in Solon, an improving economy and low inventory. Also, the job market has stabilized and the stock market is performing well. These factors make people feel more comfortable making changes in their lives, such as making a major purchase like a home.

Now that consumer confidence has increased, we are seeing a lot more buyer activity. The problem at this point is that inventories are extremely low, causing a shift from a pure buyer?s market to one that is much more balanced.

So, the key factor to the rest of the year will be available inventory. The problem we are seeing right now in some price points is that nice homes are being snatched off the market as soon as they come on. We are even seeing bidding wars. Unless we see a lot of new homes come on the market over the next 90 days, things may be a little tough for buyers ( but good for sellers ).

The increase in the sales of Solon luxury homes is also a good sign. Move-up buyers are having an easier time selling their existing homes so are able to buy bigger homes. Some move-up buyers are actually buying their larger home first, feeling extremely confident that their existing home will sell.? We are also seeing a slight increase in relocation activity.

Moving forward, we anticipate overall sales and average sales price to increase this year in Solon.

Control Freak: The Real Benefits Of Controlling Your Own Web ...

Web Hosting

As online business continues to expand at record levels, websites facilitating digital power players are growing ever larger, more complex and more sophisticated. These days, businesses rarely stop. Business never does. Somewhere someone is always looking for a product or service and the omnipresent nature of the online world means that there is always someone ready to supply it.

The time it takes to go back from an unresponsive link and select the next result from a search engine can be measured in nanoseconds and the truth is, the world?s most creative and intuitive website may as well be a bricked up window to a company if it is unavailable. Account advisers, sales team, dispatch and shipping are all supported by what a business has in place to keep their website up and running.

To the majority of business owners themselves, the difference between web hosts with their various shared or dedicated package delineations and hardware specifications, mean little, if anything. These are services unseen and unconsidered ? provided by men and machinery tucked away in a basement and only becoming an issue if there is a problem.

For those in IT departments however, the demands being put on them to ensure optimal performance, 100% security and all-but infinite and immediate scalability, is higher than ever and slip ups can register in eye-watering company losses.

It remains the case though, that for any businesses expenditure, whether it be on a new office chair or new hosting solution for the company website, measuring cost versus requirement will always be an important, if not ?the? most important consideration and this is perhaps more relevant now than ever before.

Web Hosting ? To Save or Not to Save?

Due to reduced storage and bandwidth requirements, as well as a what can be significant cost saving, the majority of small to medium-sized businesses will use a shared hosting solution, whereby their website will be held on a server shared by others.

While these solutions are commonly secure and offer a level of adaptability suitable for smaller businesses, there will be control and service restrictions. While the majority of restrictions ? i.e. requiring specific software not available in shared hosting ? would be of little concern for smaller online businesses, for larger, high turnover business with resource intensive websites, any break from optimal performance and total control can represent a very real threat to profits.

Are you Dedicated?

Dedicated servers are the private garages of the web hosting world ? secure, reliable, stable and able to be utilised in any way required.?Although a more expensive solution, they enable active, growing business to choose precisely how their hosting is managed, on independent equipment, in a controlled environment with redundancies in place to ensure increased business can always be accommodated and web traffic surges ? that might overload a server running close to capacity ? are managed efficiently.

Companies can be agile and adapt as they expand with full root/administrator access which means a server can be customised and configurations optimized for the specific needs of a business, the types of applications they want to run and the amount of information they want to stream.

Ultimate Control
